A sequence of dependent events, most of which you do not control — which is why the day feels chaotic even when everything goes correctly.

The legal mechanics. On completion day, your solicitor sends the purchase money to the seller's solicitor. When it arrives and is confirmed, completion takes place and the estate agent is authorised to release the keys. Nothing before that moment entitles you to the property.

Why the timing is unpredictable. In a chain, funds pass along it in sequence, and each transaction can only complete once the one below it has. Bank transfer cut-off times are early afternoon, so a delay anywhere in the chain can push completion to the following day — with removal lorries already loaded. This is the single largest practical risk of the day.

What to arrange in advance:

Removals booked early, ideally with a flexible or late-afternoon arrival, and with insurance confirmed — check whether it covers items you packed yourself, which it frequently does not.

Meter readings at both properties, photographed with the date.

Utilities, council tax, broadband notified, and post redirection arranged.

Buildings insurance in place — usually from exchange, not completion, because risk commonly passes then.

An essentials box — kettle, chargers, tools, toilet roll, documents, medication.

Keys to be collected, and how many sets exist.

Parking, including a suspension bay in a controlled zone, which needs weeks of notice.

What to do on arrival: check the property is in the agreed state and that fixtures listed to remain are present; photograph the condition and the meters; locate the stopcock, consumer unit and gas isolation; and change the locks, since you cannot know who holds keys.

If completion is delayed on the day, contracts usually provide for interest and costs against the party at fault, and your solicitor will deal with it. Have a contingency: somewhere to sleep, and a removal firm willing to store overnight.
